The 5.5 acre property at Barberstown, Straffan is already attracting interest due to its high-profile position
Two Kildare properties with possible development potential have come to the market, one near Kilcullen and the other in Barberstown.
The larger of the two sites is a 10-acre holding within the village boundary of Brannockstown near Kilcullen. It is Zoned Settlement Expansion under the Kildare County Development Plan and Liam Hargaden of Jordan Auctioneers says that this would allow for a development of relatively large detached houses on their own half acres similar to those on the adjoining Grangemore Manor.
He is guiding by €1.4m for the property and has set Thursday, March 5, as the closing date for tenders.
It comes with a detached three-bedroom bungalow extending to 1,468 sq ft whose accommodation includes a living room, kitchen/dining room, conservatory, utility room, bathroom and an integrated garage.
The site is close to Brannockstown National School and church while the village is 11km south of Naas and 11km south-east of Newbridge. As well as being convenient to the M7 and M9, rail services are available from Newbridge and Sallins.
Further north in the county, Coonan Property is guiding more than €500,000 for a 5.5-acre property at Barberstown, Straffan. Because of its high-profile position near the Barberstown roundabout as well as it adjoining the popular L ife Store coffee shop and gift store, it has already attracted interest from business people and others interested in its commercial potential. It is also a short walk from the Barberstown Castle Hotel.
It might also appeal to those with equestrian interests as it has four loose boxes complete with an awning, kitchen and staff room adjacent to the stables. Additional facilities include a dedicated tack room, three-phase electrical supply, external power sockets, water taps and a hay barn extending to 6,200 sq ft with a concrete floor, internal lock-up storage shed and concrete apron.
Will Coonan will auction it on Thursday, March 5, in the Glenroyal Hotel, Maynooth.
