The site for a hotel and retirement home on the Coast Road in Baldoyle, Dublin 13, is being offered for sale and agent Knight Frank is guiding in excess of €10m for it.
Extending to 12.6 acres, the site benefits from sea views over Baldoyle Bay and Portmarnock beach.
Planning files indicate that the vendor is Barford Holdings, reported to be linked to the family of the late Jim Kennedy, the founder of Jackson Way property company.
Some years ago, Barford secured planning permission for a 150-bedroom hotel and a 150-bed retirement home with respite care on the site.
The hotel would extend to three floors and accommodate 134 bedrooms, 16 suites, food and beverage facilities, an extensive spa, gym, swimming pool and conference facilities.
The retirement home is designed as a part two-storey and part three-storey building set out to include respite care and 150 ensuite bedrooms, medical facilities, consultant rooms, outpatient treatment rooms and physiotherapy rooms.
Residents’ facilities would include lounges, quiet rooms, libraries and roof terraces. There is also a communal dining area at first floor and a café at ground-floor level.
Barford secured an extension to its planning permission which would apply until 2028 for the site which benefits from 280 metres of frontage to the Coast Road and 150 metres of frontage to Red Arches Road.
The site is currently zoned amenity.
It adjoins the extensive Baldoyle Racecourse Park and is just a short walk from Baldoyle village.
Well served by a selection of golf courses, those in the area include Portmarnock Golf Club, Deer Park Golf in Howth, Malahide Golf Club and St Anne’s Golf Club.
Public transport services include Sutton and Clongriffin Dart stations within 1.2km, as well as multiple Dublin Bus stops.
