A portfolio of five Finglas houses generating €151,952 in annual rent has come to the market in Dublin 11. Located at 2-2D Abbotstown Avenue, they are all occupied.

Selling agent Cushman & Wakefield is quoting a €1,825,000 guide price reflecting a net initial yield of 7.5pc, after deducting standard purchaser costs of 4.46pc.

The houses comprise of a fully refurbished two-bedroom terraced house and an adjoining terrace of four, newly built, two-storey, three-bedroom houses.

The two-bedroom house extends to 66 sqm and generates a monthly rent of €2,351.50. Each of the three bedroom houses extend to 80 sqm and currently their rents range between €2,563 and €2,590 per month.

Finglas is located about 7km north-west of Dublin city centre and is positioned with access to major roadways like the M50 and N2. The area is well served by public transportation, including bus routes connecting it to Dublin city and surrounding areas.

Ryan Murphy of Cushman & Wakefield says the lot presents an “opportunity to acquire an income-generating residential investment in one of Dublin’s most established suburban locations, benefiting from a strong rental profile and minimal operational costs.”
