Dezoned land next to Kildare town to auction with ‘hope’ prospects

A tract of land in Kildare town which had been dezoned is to go for auction and its guide price suggests ‘hope value’.

Located at Whitesland West within the boundary of Kildare town, the 11.3 acres had been zoned for Industrial and Warehousing in the 2012-2018 Local Area Plan.

However, in the Kildare Local Area Plan 2023-2029 it was zoned ‘Agricultural’.

Nevertheless, auctioneer Liam Hargaden of Jordan believes it has future development potential because of its location within the town boundary and because there are industrial units nearby.

He is guiding €300,000 for its public auction on July 17 which equates to about €26,550 per acre, or well over the average price of €15,188-plus per acre which was recorded for farm land in the mid-east region which includes Kildare and Wicklow during the first quarter of this year.

Furthermore, with Dublin local authorities seeking to convert industrial lands to residential in its City Edge Project, there is demand for land with industrial potential in Kildare.

The tract of land is also located opposite an existing industrial warehousing development which includes Brooks building supplies and Wanzl Ireland Ltd. It is about 1.5km west of Kildare town and 2km from the M7.
