The lands at Crockshane, Rathcoole
A parcel of land with medium-term potential near the town of Rathcoole, Co Dublin, has come to the market and selling agent Coonan Property is quoting a guide price equating to €1.175m for it.
The lands extend to 23.5 acres (9.5 ha) and are currently laid in grass.
It is located at Crockshane, to the south of the growing commuter town of Rathcoole, in south-west Dublin. It is also east of the N7 with its link to the M50 motorway and is situated close to the proposed Western Dublin Orbital Route which will link the N81 Dublin to Tullow road as well as Tallaght to the N7 and the N4 at the Leixlip Interchange.
Philip Byrne of Coonan Property says that while the Crockshane land lacks zoning, its zoning prospects would benefit from its proximity to Rathcoole which is an area of “growth potential with many residential and commercial developments nearby”.
There are numerous business parks in the wider area, the most notable being Greenogue Business Park, Aerodrome Business Park and the Citywest Business Campus. Dublin Airport is within a 30-minute drive away.
The guide price is based on a figure of €50,000 per acre which suggests strong “hope value” on the prospect of rezoning for either residential or logistical use.
The vendor is a local family, who were full -time farmers in previous generations.
Coonan recently sold a 36-acre tillage farm in the Oldtown area of north Dublin for €890,000, or €24,722 per acre. That land is not considered to have development potential.
