Amiens St retail units present refurbishment prospects

An unusual property has come to the market as it is located underneath a railway bridge in Dublin city centre. The McGettigan family is selling 34 and 35 Amiens Street, Dublin 1, one of which was a former barber shop and the other was an amusement arcade.

Selling agent Robert Colleran is guiding €1.2m for the two adjoining retail units which can be opened into one larger retail unit.

Facing directly across from Connolly railway station, the smaller of the two is 34 Amiens Street which extends to 340 sqft. This was a barber shop and there are sinks and plumbing still in place to accommodate this use, but it will require refurbishment works to bring it back to usable condition.

Adjoining this is 35 Amiens Street which extends to 3,500 sqft and has been divided into four rooms to accommodate an amusement arcade, casino and pool hall. A bathroom and two fire escapes located at the rear of the property benefit from shared access to the car park of the Address Hotel, formerly known as The North Star hotel which is owned by the McGettigan family.

Mr Colleran says a purchaser may look to refurbish the premises as an amusement arcade/casino and pool hall or they may choose another leisure or sports use such as bingo, pool, darts, golf simulator or gym use. Its zoning would allow for an even wider range of uses.

Located in a high-footfall retail and pedestrian area, Connolly station serves around 30,000 passengers daily, while Busáras, the Luas and Dublin Bus are within a short walking distance.
