Agent TWM is guiding €375,000 per acre for 16.3 acres situated along the M7 corridor at Jigginstown in Naas. That equates to more than €6.1m for the land which is zoned industrial.
Earlier this year the agent sold a 2.96-acre site facing across the Millennium Park Road with the same zoning for more than €1.2m, equating to €410,000 per acre.
The larger plot has extensive frontage to the M7 motorway while both plots benefit from frontage to the Millennium Park Road and ready access to the motorway given their position, equidistant between junctions 9A and 10.
Meanwhile, Coonan Property has launched an 85-acre tract of land at nearby Johnstown, a large portion of which is considered to have long-term development potential due to its close proximity to established residential, commercial, and transportation infrastructure.

Will Coonan is quoting €4m. That would equate to an average of €47,000 per acre, however as much as 40 acres are zoned with an Objective G – Green Belt which is designed to maintain the settlement character and protect, from inappropriate development, the greenbelt between Naas and Johnstown.
A small portion of the lands are zoned Objective A – Village Centre to provide for the development and improvement of appropriate village centre uses including residential, commercial, office and civic use. The balance of the lands adjoins the development boundary of the Johnstown County Development Plan 2023-2029.
Its residential potential is based on the lands being bordered to the north by an existing residential development, Johnstown Manor.
There are three access points to the property, two points through Johnstown Manor and one off the L6035, the Johnstown to Furness road. Johnstown is a well-established and highly sought-after residential area just 2km north of Naas, located just off the M7 at Junction 8.
The area is home to a number of residential developments including Furness Manor, Knights Wood and St John’s Grove. The property enjoys a prime location adjacent to both the M7 motorway and Johnstown, approximately 25km from Dublin city centre, offering connectivity and convenience.
There is strong developer and investor interest in land with both residential and development prospects close to the M7 corridor as was seen at an auction last month.
It saw a tract of unzoned land with long-term residential potential at Blackchurch, Kill, sell for just over €175,000 per acre at a Jordan auction.
