Bray town-centre site comes with planning permission for 15 units

The Bray site is well located

A corner site at 22-24 Main Street, Bray, Co Wicklow, with potential for a housing development has come to the market with a €1.7m guide price.

It comes with planning permission for 15 units including 13 residential units comprising six three-bedroom townhouses ranging in size from 102 sqm to 122 sqm, as well as one three-bedroom apartment of 103 sqm, two two-bedroom apartments of 84 sqm and four one-bedroom apartments ranging in size from 47 to 53 sqm. The permission also includes a retail unit of 94 sqm, for a part of the project fronting the Main Street, as well as an overhead office of 70 sqm.

Each of the six townhouses will feature a combination of private rear gardens and courtyards, along with car-parking and bicycle storage.

Occupying a prominent corner position at the junction of Main Street and Fatima Terrace, the site has good frontage on Fatima Terrace, a residential street accommodating mainly low-rise housing and on-street car-parking.

The unit currently at the front part of the site most recently operated as a home accessories shop but is now closed.

Bray has long been regarded as one of Dublin’s more desirable commuter towns, offering a pleasant mix of coastal living, amenities and connectivity. The town’s main street has recently benefitted from major investment with the opening of Bray Central, a landmark retail and leisure destination featuring a cinema, bowling alley, restaurants and a range of well-known retail brands.

The site for sale is located within walking distance of Bray seafront, the Dart and main commuter bus routes which connect Bray to the city centre.

Paul Doyle of JPM Doyle, who is handling the sale says: “This high-profile location combines footfall, visibility, and convenience, making it one of Wicklow’s most attractive turn-key development sites. Developers and investors looking for a central, ready-to-go project won’t want to miss this opportunity.”

The planning permission was granted to Cutbush Developments Ltd.
