Rare 60-acre site on offer to industrial market

A 60-acre plot off the Edinburgh bypass at Sheriffhall Interchange is being sold for commercial development.

Given its location at the junction of the A7 and the A6106, and access to the A1 and motorway network, it is expected to attract interest from the logistics sector.

Transport Scotland is expected at some stage to upgrade to the Sheriffhall Interchange, which will improve traffic flow.

The industrial market across Central Scotland continues to face a significant shortage of available accommodation for industrial, warehouse and manufacturing uses.

According to CoStar, the regional vacancy rate has now fallen below 2%, with occupier demand constrained by limited existing and pipeline supply. Development opportunities remain scarce, with many suitable sites allocated within Local Development Plans for residential or alternative uses such as student accommodation or Build to Rent.

Established industrial estates are operating at or near full capacity, driving sustained growth in both rental and land values.

Bryce Stewart, senior eirector at CBRE Scotland, which is marketing the site for Lowe Dalkeith Farms, said: “This is a rare opportunity to secure a development site of genuine scale and strategic importance within the Scotland market.

Sheriffhall Interchange is already a key transport hub for the city and wider region, and with the planned infrastructure improvements it will only become more attractive to occupiers and investors.

“With strong connectivity, proximity to Edinburgh’s workforce and flexibility for a range of employment uses, we expect significant interest from both national and international parties.”
