Pair of Waterford city centre venues, Kazbar and Davy Mac’s, offer range of hospitality options

Facing onto The Apple Market, a prime city-centre location, they are at the heart of Waterford’s entertainment district and the agent says they “are widely regarded as the beating heart of Waterford city nightlife and are extremely popular local venues”.

While the combined floor areas of the two extend to 640 sqm, the two adjoining premises are separated from each other. It is the preference of the Dunphy family, who have operated them since 2004, to sell them in one lot, although Mr Rohan says they might consider selling them in separate lots.

The larger of the two, at 57 John Street, is Kazbar which extends to 536 sqm across four floors and is a late-night venue with a consistently strong trade as it caters for midweek entertainment, including popular nights for students of the South East Technological University, as well as weekend DJs, ensuring a vibrant atmosphere throughout the week.

Kazbar’s accommodation is arranged to include spacious bar areas across the ground, first, and second floors, each serviced by ample customer facilities and accessed via an internal stairway.

Its second floor also houses the main kitchen and Mr Rohan says this may present an opportunity to supplement turnover from a daily food business or a wider function business as it has not provided such a service for some time.

Its third floor benefits from a roof terrace, providing a dedicated beer garden and smoking area complementing the on-street beer garden and smoking area at ground level.

“Its flexible layout and substantial frontage ensure a strong and consistent throughput of trade, with further potential to enhance the offering. The premises is well suited to both everyday service and private special events,” Mr Rohan adds.

Davy Mac’s at 7 John’s Avenue, Waterford

Davy Mac’s, at 7 John’s Avenue, has its entrance around the corner from Kazbar.

The former is a cosy pub with a welcoming open fire which has built a reputation for its cocktails while also offering a full range of drinks.

Its ground floor comprises the main pub area, smoking area and male and female toilets, as well as storage space and a keg room. Upstairs, as well as offering a second bar, Davy Mac’s also caters for corporate and private events.
